    Check out http://www.snopes.com. They have a very interesting functional view of a lock cylinder and how it works. As for keying variations, the manufacturer may run 1000s of the same key and lock than distribute them randomly across the country. Thus the chance of you having the same key as your next door neighbor is quite slight, although it is possible given certain circumstances.

    Each lock barrel has a set of tumblers inside, these tumblers are set at different levels that lock/unlock, the key is cut to collate with the way the tumblers are set. Cant give you the percentage of probability of 2 keys being the same but I do know that certain car models can have the same lock type. And it has been known to happen with house keys.
